W. Johnston survey A-444. I’ve been offered $700, 20% with $400 2 yr extension for .5 net acres. 150 acres. Is this a good offer for this area?
This is comparatively significantly lower to what I received from Mitsui in Leon and Freestone County in our 2022 lease.
That’s a lot lower than what I heard Comstock paid back in December.
Most folks do not want an extension. You may not have much bargaining power on bonus with only one half acre. Most owners want a 25% lease.

I think this person got a similar initial offer. May be worth it to take a read through this thread as well.
I would recommend asking for cost free royalty.
