I received a lease offer recently (in the past month) for some mineral rights in the southern half of 16-18W. The offer was $1200 at 3/16 for 3 years. Mewbourne seems to be active nearby, but not in the section I received the offer on yet. Anyone else received a recent lease offer in either of these townships? Just curious what others are being offered in this area recently. I don’t believe the offer was from Mewbourne or from anyone working for them.
What section(s) and who was the offer from? If you provide that, I can tell you almost exactly what the price would be that you should get. This is close to where I grew up and our family farm. Lots of neighbors and farmers I know that have leased recently in this area. I’ve seen leases going for anywhere from $1,200-2,000/acre, depending on who the offer is from and what section. One lady got a high offer and 22% royalty. If the original offer was $1,200/acre, you can probably get much higher, but would need to know the section(s) and offer company to confirm for you.
Jered, thanks for the info. Appreciated. Since I’m still in negotiations, I can’t disclose the section and/or lessee as I doubt they’d appreciate that. I have countered their offer however, as what I shared was their initial offer.

Our family have mineral interests over in T17N R16W. Ostrich offered us $1200 and 1/5 back in January. We tried negotiating a better deal, but they wouldn’t budge, so we walked away. Mewbourne offered our remaindermen even less, so obviously, we walked away from that too. We worked with JaredH and got a much better deal. If you don’t get what you want, look him up, he’s highly recommended by myself and other Dewey County locals. Once you agree on bonus and royalty, make sure you get an owner-friendly addendum added to the lease. Just Google it, for info. If you have a lot of acreage, seek out an oil and gas attorney, but Jared can help you with any of it.

Mewbourne has filed leases for 25% in 16N-18W. Ask for higher.
