Leasing in Lavaca Co. Texas

I have been offered 1/4 royalty, $500/net mineral acre and a 3 yr. term for two tracts in Lavaca Co, Tx by Square Mile Energy:

131 ac. and 77 ac. in the Moses Wooten Survey, A-496

We have a 5.95238100% interest in the minerals under each of the two tracts.

I was wondering if anyone has had dealings with Square Mile Energy and are these terms reasonable?

These two tracts are part of a contiguous 1,170+ acre tract that has been in the family since 1900. The surface estate has been partitioned over the years, but the minerals have never been partitioned, so there are numerous mineral interest owners.

I see activity to the NW of Hallettsville. Could Sq. Mile be trying to get a jump on the competition and we should wait for other offers?

I have a friend who works for Square Mile and he is well pleased with the brokerage.

The bonus sounds a little modest to me, based on other land transactions that I have had in Lavaca County.
