Hey David. I am signing one tomorrow about 10 miles east of Tyler. My situation has some special circumstances, but there does seem to be some competitive leasing going on in the area.
The tract is 147 acres of the T. R. Phillips survey AB-786, Smith County, Texas. Very close to the northeast edge of Tyler. Thanks for the help.

Nothing filed in that area over past couple of years. All leasing activity appears focused to the southeast of this area.
Very different geology from one area to another.
