Leases

Wondering. All my neighbors have signed with Clayton Williams on leases with intent to drill. I would imagine about 500 acres together they have pooled. Have 88 acres here with 60 acres I have mineral rights on at the end of the pool. Have been approached by several companies to sign including Clayton, Weber, Etc.. Don't really need the money and didn't want companies on this place because it's so small. Do companies drill on a small acreage place if I signed by myself? I do have a 3800' run down one fence line. They are drilling all around me out here and setting up tank batteries. Between Cistern and Muldoon North off Old Smithville Rd. as the crow flys.

A pad site is typically 3-5 acres to start and then 1-2 acres after completion, but no company is going to lease you alone and drill along a narrow run down a fence line. Your best hope is that they lease you and add you to a horizontal drilling unit with your neighbor's tracts. Given the shape of your tract, there should be no reason a Lessor would not agree to a No Drilling or No Surface Operations clause.
