Land located in Colorado County, Texas. I have leased my minerals to one company but another company is going to begin drilling on a neighbor's land. What happens if they discover oil or gas on the neighbor's land but the reservoir also runs under my land? For what it's worth, the company I leased to has a mineral lease with the owner of 12% of the minerals to my property and my neighbors'. We retain the other 88%.

You may be in a unit with your neighbor and other owners. Check the Texas Railroad Commission.

are you close to the Sheridan well, or hackberry-Oakland ?
I'm not sure where those wells are. My property is in Oakridge Ranch off of Oakridge Rd. Is that near these wells? The company that is going to drill in July is called Square Mile. I had never heard of them.

Mark, There are spacing regulations they have to comply with. The spacing regulations are supposed to prevent drainage from under surrounding properties. However, if you can get experts who can prove otherwise, you may still have a drainage claim. There is a video on the Home page which shows you how to get info on the well. They even have a survey in the RRC online records that shows the exact location of the well from the section lines.

They have likely already pulled a permit, and that can be found on the instruction video.
