Lease vs Bank Draft

My mother recently received an offer from Shale Exploration. It was for a 320-acre tract.

The lease spelled out $250 per acre, yet the draft attached was for $884. The other offer she received on another tract, when you took the acres times the bonus, it equals the bank draft.

So the question is, what rules: lease or draft?

Very “fuzzy” math. Don’t sign anything until Shale gets it right.
