Have an offer for $1250 and 3/16th for 33-9N-7W. The leasing agent said that they already have a pad on 29 and coming across 33 to finish in 34. If they have already laid a pad are they close to pooling? Somewhat new to this process.
I have mineral rights in section 33/ 4N/6W. Does this cooling include my area?

Ask for what they are offering at 1/5th and 1/4. 3/16ths is on the low end.
That angle for a well path is quite a bit different than their normal style. I can see 29 and 33, but the 34 may be a bit of a stretch. Time will tell. Most of the wells are north south or a bit of a slant at ENW/WSE.
No operators have filed any cases in 29, 33 or 34 to date so you have some time. Validus has filed for two-four section directional wells in 10/15/22/27. North/South wells. Many of those leases were at 1/5th (20%).
If you have not leased before, it would be very wise to get a good oil and gas attorney to review the draft lease as they are not in the mineral owner’s favor and need significant edits.

It is Citizen Energy and the land man said that since they are also the producer they don’t offer 1/5 or 1/4. I’ve leased it in 2023 for $1200 and 1/5. Before that in 2016 for $2000

They are not the producer in 33-9N-7W. Validus is the owner of the Eubank 1-33-4XHM well. I would tell them there is no deal unless they give you a 1/5th or 1/4 option. My guess is Citizen is trying to lease you to get a non-operated working interest position in this section when Validus moves to this section.
BTW, I think Sharlotte_Zingerman asked about a totally different area that M_Barnes addressed. So don’t get confused.
I agree with Craig. If you have acreage in 33-9N-7W, you probably should already be getting paid by Validus for the current well. Most likely not open to lease unless it is for a new well in a different reservoir than one you were pooled for the first well. The story from the landman about the path of the well does not make sense from a structural point of view. Some information is missing. I do not see a new pad on sec 29 on an aerial view or an OCC case that would match it.
