Any one leasing in Section 10, Township 8 North, Range 16 West? I have been offered $150/acre bonus, 3/16, three years. Last lease 2010 for $1000/acre, 3/16. Small tract, 3-5 acres.
That might be about right for the moment, but always ask for more. Ask for 1/5th and 1/4th as well. The important thing is to get the right clauses, especially no post production charges whatsoever.
