Lease rates in Fisher Co Tx

Could someone give me an idea of what the lease rates in Fisher Co are?

We were offered $150/mineral acre and 16% royalty - which seem VERY low. The landman we are dealing with is RT Petroleum Landservice. This guy does not work for the oil company seeking to drill - so I think we have a possible middleman/flipper - If anyone has dealt with RT Petroleum Land Services - please let us know.

Any guidance on lease rates and knowledge of RT Petroleum would be greatly apprecaited.

Yes they have been in the area for quite some time, My relatives leased to them. And that seems actually a little high for fisher, unless things have changed in the last two months, but the royalty is dead on.

Actually ended up leasing to Gunn Oil for more $200 per acre and 20% interests. I have heard rumors that Devon is paying more.
