Lease offer surface and mineral ownership

Please advise what additional language that should be added for an oil and gas lease for surface land protection. In this case, the surface is owned in fee in addition to the mineral rights. As it stands, the lease language is too open ended without adequate protection. Presently the property is bare agricultural in Lincoln Co., OK. It is rented for livestock grazing. I will second the other answer you received. Nobody thinks their land will be trashed in ways easily avoided, until after.
