I received an offer from Hal C. Smith & Associates on 13.333 net acres I own, Section 18-2 North-5 West. They would like to acquire a three-year lease for the following terms: $1200/acre & 3/16ths royalty or $1000/acre & 1/5th royalty.
I would prefer the 1/5th royalty, with a slightly higher bonus per net acre. Can anyone out there tell me what the bonus on net acre has been for a comparable lease?
