I’m being offered $4,500/net acre, 17% royalty, 5/5 lease, which is part of a 204 +/- acre tract. I was hoping to get some feedback on what prevailing bonuses, royalties and lease terms were currently in this area? Also, looking for guidance on evaluating the lease with a Certified Minerals Manager. Any information would be greatly appreciated.
