Lease offer Dawson co

CGS lease I had expired in Feb 2025. I received a lease offer for $2000 nma. SW/4 sec 46 block 36 Twnshp 5 N A1233. The story I got from the company offering the lease was CGS targeted the Sprayberry with not much success. This operator plans to target the Dean. I’ve been told by relatives in Dawson county that the going rate is $2500 per nma. but the company said $2000 was as high as they would go. Anyone familiar with activity in this area of Dawson county. I’ve played around with the RRC map of the area and see activity in every direction. Any information or advice would be welcome.

I was offered less than 3k for my rights to “The North Half of Section 39 Block 35 Township 4 North. I was told there are 4 producing horizontal wells on this property. I was also told there was money in Recievership and that whatever was in there was part of that deal. Do I sell or is it worth keeping?

Assuming I am hearing you correctly, someone is offering you $3k for everything you have there. For selling to be something for you to consider, you would need to own a fraction of an acre and just want to be done with it. In my opinion.

You may not know how much you own. Contact IKE operating, ask them what decimal they show you have in the Sagauro and White Sands wells. And ask when you will get division orders and how you get into pay. Knowing the decimal is pretty much as good as knowing the acres.

Those wells made 70,000 barrels combined in July. Take that, multiply by $64 per bbl of oil, multiply by your decimal. That is how much they should pay you for July. If that number is less than $150, then sure, sell your rights for $3k. Otherwise, I’d probably not.
