They may not be leasing all of your acres. Depends on how the lease is set up. I have never accepted the first lease sent to me. You must now negotiate with them to get terms favorable to you. Based on your post, you may not be experienced in negotiating Oil & Gas leases and therefore should have an Oil & Gas Attorney assist you. I can’t stress that enough.
If you don’t agree with the ownership interest they said you had, I would let them know what you think you own and see if they maybe made a mistake in their calculation.

What type “net acres” are in the offer? They could be quoting net royalty acres and your uncle’s records could be in net mineral acres. They are not always the same depending on what the royalty payout percentage is.
