Lease Negotiation Advice

If you get a lease offer, I can recommend a very good article to help you with negotiations and vary aspects of the lease. It is called 'Checklist for Negotiating an Oil and Gas Lease', written by John B. McFarland. It is about 21 pages long and an excellent reference document.

No lease is standard, despite what you may hear. There are many version of the Producer's 88 agreement. Most lease agreements are written to give the person buying the lease LOTS of flexibility that are not always in favor of the mineral rights owner. Read the fine print, think through what-if scenarios and, by all means, know who you are working with. Research the person/firm and ask questions! Don't be shy.
