Lease Expired

Do I need to notify the Jefferson, County, Texas court house of my expired lease? My first 3 yr lease just expired and Ballard does not want to renew. I am interested in leasing it again.

There should be no need to notify the County Clerk's office of your expired lease. Landmen, who research records at the court house, will identify these expired leases and if interested, contact you for a new lease. You might do some research and learn what companies are leasing in your mineral area. Once your research is complete, you can contact their respective land departments and somewhat market your minerals.

Charles M is correct. the expiration date is published in many places that land companies frequent.

You may want to do a little study of the surrounding area to find out who is leasing but more importantly, who is permitting, drilling and completing wells. That data gives the best leases. The more acreage you control, the ore attention you will get through proactive management. I do that sort of thing in many Texas counties but haven't worked in Jefferson yet.

The Jefferson County Clerk's Records are online for a period of time, including up and to the present. It would be an easy matter to find out who is doing leasing.

The east side is a good area to be located, since a group shoot was done that crossed from Orange County into Jefferson County.

A new shoot will be starting soon on the north and northeast sides moving to the north.

West side acreage could be lucrative as well.

Ballard and Samson both have terrific wells in the city and down by the airport. City revenues from the airport well totaled over $20MM the first year.

The only acreage that seems to be tainted right now is subdivision property. Small lots are not very desirable until a prospect shakes out.

Thanks Mr. Cotten, this acreage is in Wescalder Fig Acres subdivision. Ballard did not renew, nor did they drill over the last 3 years, and being new to this and out of state, I thought this might be the best place to get some information. I appreciate the responses.

This is just over 5 acres, I didn't mention that.

In the past few years, Ballard has drilled two wells to the Yegua formation that included lots in the Wescalder Fig Acres Subdivision: The Tyrrell-Combest No 1, which averaged 304.82 BOPD and 2,982 MCFD in 2012, and the Tyrrell-Combest -A- No 1ST, which averaged 179 BOPD and 6,179 MCFD in 2012. They pooled about 40 acres for each.

I am surprised that Ballard does not want to renew the lease, but found where several other companies have been leasing interests in the A. Savery Survey, Abstract No 46 (which is the Survey the Wescalder Fig Acres Subdivision is located in) - maybe one of them would be interested in leasing your interests:
