Lease bonus rate

What is the going bonus rate for the Thomas Collingham Sur., A-160 in Leon Co. Texas. My husband has approximately 32 NMA. Thank you,

I don’t have any info about current bonus rates, but that survey is in a good location. Mitsui is currently drilling a well located 3 to 4 miles northwest of the Collingham Survey.

Surprise Valley Resources (leasing for Comstock) and Thorp Petroleum (leases were probably sold to Mitsui) have leased about 1,400 acres in the Collingham Survey, but the most recent lease effective date was in January 2024. Have you received a lease offer?

Best rate I got was $1,000/NMA with 25% cost free royalty in Leon County --this was about 6 months ago.

Yes, lease offers for my husband’s minerals. Lease offers in the Collingham Survey from Mitsui and from Comstock through SVR landman for the J. Archer Sur., A-32, just below the T. Collingham Sur. New to forum. Can anyone enlighten me on what is being paid for damages for putting in a road and drill pad? Approx 10-15 ac. is best guess right now. TIA

Expect damages to be paid by the rod for the road, and loss of the land for 40-50 years, so consider it gone for you. So- market value at a point you are comfortable with. My recommendation is hiring an attorney or a Landman for anything long term. For example- my surface agreement was 30 pages and my pipeline agreement was 7 pages, road agreement seven pages. I love discussions with Landmen who come to discuss my minerals, or land. But make sure any promises are put into writing.
