Large offer for 10 acres in Box Elder Co, UT

In 2004, I bought 10 acres of land in Box Elder County, Utah for a couple of thousand dollars. Since then, I have been offered anywhere from $500 to $2,500 for the parcel.

Today, I received an offer for over $63,000 for the 10 acres. It’s for the entire parcel and no mention of mineral rights.

Does anyone have any idea if there is any oil/gas development planned for Box Elder County?

Not a lot producing today so wouldn’t think there is much planned right now. Most activity is in gas fields to the East and South East. Hope that helps!
