After checking the area I find to the South, Southwest and Southeast a few miles EOG has been busy exploring and producing the Barnett Shale for oil and gas. I would counter offer for $350/1/4 (25%) royalty/3-year lease with definitely no deductions. As Buddy Cotten (Mineral Manager) says: NEGOTIATE…and get yourself a good lease. It might be wise to contact an Oil and Gas Attorney or Minerals Manager to help you with this lease as there may be more than 1 well drilled on this acreage.

Tomahawk Land Resources is a land brokerage company. They are not a company that drills and produces wells. http://www.tomahawklandresources.com/about.html They will probably lease your land and then sell your lease to EOG for a large profit.
