I am new at this forum and need a lot of guidance. First, I am interested in purchasing approximately 201 acres in coal county, OK. The area is as followed: Southeast quarter of Section 36 Township Two North, Range Nine East and West Half of Southwest: (SW/4) quarter section 31, Township 2 North, Range 10 containing 201 acres, more or less, less right of way M. K. & T. Ry. Co.
Approximately (Section 36 of 133.87 acres and highway Section 31 of 67.87 acres.)
Can anyone tell me what the land is worth? There never has been an appraisal. Also, there are wells on certain sections of the property that SM Energy was taking natural gas and some oil, and in March 2015 they sold their holdings to Bravo.
The purchase price is $190,000 for both the land and mineral rights. Is this a good deal? I need to know so I can start bidding on it.
