Inherited Nonproducing Interest

My dad passed away in 2020 and had a fractional inherited mineral interest in Upton County, Texas that had been in our family for generations. As far as I know it had been non-producing for many years, and I vaguely remember over the years my dad occasionally getting unsolicited offers to buy the interest for nominal amounts. However, he never pursued them.

Recently I received an unsolicited offer to buy my portion of the interest for $10,000. This seems like a drastic swing from the nominal amounts my father had received in the past (especially given the interest has inherited by myself and my brother and a life estate remains with my mom).

I know that new drilling technologies are potentially making less desirable properties able to produce, and I assume this company that is making the offer is aware of some future development or something, but is there an easy way to find out what this interest might actually be worth? Having spent some time figuring out where the interest is, it appears to be just west of Rankin in southern Upton County.

I really appreciate any insights.

You would need to give the block, abstract and section, so forum members can look up the location. Many offers to buy come right before drilling, so get informed before assuming that $10,000 is anywhere remotely “fair”.

Thanks, Martha. The interest is in Section 13, A-166, GC & SF Ry. Co. I tried to use the RRC map to see if there was activity in the area and didn’t see much, but I assume there is some lag in the publicly published information.

Given that there are two new wells just catty corner to you to the NE, someone probably knows something.
