Inheritance of roughly 260 Acres in Bryan County--Mineral Rights--Need some assistance

Hi there. A couple of yrs back I inherited some mineral rights to a few hundred acres. 260. the area is as states on the deed....

I have inherited 260 acres of mineral rights in Bryan County. This portion is 100 acres. one-tenth interest. NE1/4 of SE1/4 and SW1/4 of SE1/4 and W1/2 of SE1/4 of SE1/4 of Sec 13, T8 South R8 East of the Indian base and meridian.

The other mineral rights are of 160 acres 10/160ths interest. The NE/4 of Sec 2 T8 South R9 East of the indian base and meridian

I'm not sure if these are the same locations, or what. Obviously I am not an expert, but am interested in this. My grandmother passed this along to me. It has been in our family since Feb. 24th, 1944. Can anyone explain to me how this works and what is needed to look into what my rights are and how to possibly proceed into researching the minerals below. Thanks, Russ

Thanks for the reply. What I meant was how do I look into production, minerals, etc in the land and also if I wanted to sell, etc. I do not know my options. Thank you for clarifying the numbers for me. Now does that mean I own a percentage of each acre or is it just certain ones. I am just a novice in this field and need a little direction. I don’t want to get taken by any businesses that want to undercut the price. The website you have me…how do I utilize it? Just put in Bryan county or is there anything else I need to do. Thanks for the help

You own 1/10 of ALL 100 acres, not 100% of any ten specific acres within the 100 acres. This is what's called an "undivided mineral interest." Same with the 160 acres, you own 10/160, or 1/16, of the ENTIRE 160 acres, not 100% of any ten specific acres within the 160 acres. I calculate that you own twenty (20) net mineral acres, not sixteen (16).

Twenty net mineral acres.

Pete is right, you own 10 in section 2 for a total of 20 net, pretty simple math but I was doing my taxes at the same time.

You own an undivided 20 mineral acres in a gross 260 acres meaning your acres are not defined more than the gross tracts, yours are a portion of all throughout the 260 acres. As for the OCC program hyperlink, it is pretty much self explanatory so just play with it until your familiar with it, it only took me a few minutes to figure out. I'd switch to advance filter on the left and then put in your legals, section 13, then below it your township 8, below it South, below it 8, below it East and then click find. You can also use the gis to look at all the offsetting or surrounding wells. It's a very poor designed program but everything OCC does is poorly designed, poor functioning and quirky but they are simple.
