If I don’t own surface rights, should lease include wordings that relate to buildings?

If all you have is the mineral rights on the property, the surface area would not be your responsibility. In view of this, I would say that nothing regarding surface areas would be needed in your lease. A seperate agreement is negotiated between the oil company and the surface owner regarding surface matters.
