I need a referral for a Landman in Lubbock, Texas

My father and his 3 siblings inherited several properties with mineral and oil rights, way back in 1983. Some are producing but we have not really done anything with most of the areas. We are at a loss as to where to start to check on these areas and to really understand what we have. I have heard that starting from the beginning with a "landman" is the way to start. Does anyone know of a good landman in the Lubbock area? I would appreciate any advice or suggestions in getting started. Thank you.

Hi, Julie -

Landmen are typically too expensive for families to hire. The least expensive way to obtain historical data on a property, called a Title Runsheet, is to add a provision in your next oil and gas lease that the company provide you with a copy.

As to your existing wells, if you will send me a list of them, I will be happy to send you a little information on each of them and what is going on around them.

If you will send me a list of your legal descriptions, I can pull up some information on what is going on around those as well.

That would give you something to begin a file with.

Hope this helps -

Charles

Mr. Tooke,

I do not have the actual titles to any of the property, just the description and the location on my grandfather's will. Will that do? Thank you so much for being so helpful.

Thanks, Julie

I can try with whatever you have. Do you know who owns the surface today?

No, we do not know anything about most of the properties. I think there are only two that are producing at this point, and the oil companies contacted us.

What do you have from 1983?

What County(ies) do you know or think the properties might be in and who did your father and sibs inherit them from?

All I have is my grandfather's will, my dad and his siblings inherited them from him, Vincent Carr. The counties that the properties are in are:Parmer, Cochran, Kent, Lynn, Dickens, Hudspeth, Scurry, Loving, Terrell, Lubbock, Stonewall, and Brown County in South Dakota. We have 17 different areas with only 2 producing that we know of. My dad receives checks from two. The will is very specific in property descriptions and it lists the market valve of each property as of January 2nd, 1983.

Do you have an email address that I can send you a copy of the will?

Thank you so much for helping me!

Sincerely, Julie Carr Coffern

Yes, but The Forum frowns upon sharing contact information in the general Forum. Accept my request to become a Friend on The Forum and I can send it to you that way.

Ok, thank you.
