I have been sent a division/transfer order dated Feb 12, 2023 that seems legit. I signed a lease with an operator a couple years ago for the minerals under my house. However, I notice the effective date was listed as 01/01/1990 on the contract I was sent. Kinda strange because my house was built in 1998 and prior to that the lot was bare land. Does the backdating of the “effective date” benefit the mineral owner or the operator in this case? The exhibits came with the D.O. listed our account as being “in suspense” because a division order was never signed. Our home had a previous owner for about 5 years, but we have owned it for the last 20 years. Any information connected to these issues would be greatly appreciated, thanks, Susan.
What State? That matters.
A division order references one or more wells with the royalty DOI. Then you can see when production began. Also, maybe it is a standard form and the DO analyst missed the need to change the date. Contact the company and ask about the date.
