Surprise! I’m receiving offers for over 4k per NMA in one survey. I entered into a terrible lease last year with TMH without much knowledge but now know it was transferred (sold) to Vanna. Does anyone know why offers are coming in very strong on a survey just south of 79 in Anderson county? Is there a way to amend / renegotiate a lease after signed? Thank you!
Interest very well may be tied to the Expand drilling in that area.
As for amending / renegotiating a lease - I am sorry to say that there is really nothing that you can do.

Vanna has done deals with both Expand and Mitsui in the Western Trend - keeping an interest in the acreage but flipping most of the WI to these two operators
One of the things I think I have noticed is that the mineral owners can’t get a decent lease bonus and a good fair lease from the brokers or companies. Unless they are already drilling nearly next door. Yet there are now in the last year a lot of “mineral buyers” that will pay many times more than the lease bonus offered. In Houston & Anderson Co. What’s going on?
My opinion is that people have more confidence in the extent of the “trend” and therefore are scrambling to get a piece of it.

Nobody is paying $4000/ac to lease in that area that I’m aware of. You’re probably receiving offers to sell your minerals. Big difference. Additionally, I’m guessing you leased well before any recent wells were drilled anywhere close to that area in Anderson County. I leased mine to Vanna. and was happy to get it, especially since the area hadn’t been leased in “40’years”.

No I don’t. I’m pretty darn good at this game. However, I do have unleased minerals in that area. Nobody has contacted me, so you’d have to prove I’m wrong. I challenge you to post your proof of it being a lease instead of an offer to buy minerals. BLM just hasd a lease auction in NM and the winning bid on some property was $357K/ac. Guess we all should hold out. Not holding my breath
Curious…can you be a little more specific as to where South of 79 in Anderson county? Near what cross roads or county roads etc.
