I own 40 acres of mineral rights in western Terry County , Tx. What is the best way to learn the market value of that little holding should we decide to sell it outright? Don't have to sell certainly but I need to weigh the duration of this market downturn against a reasonable life expectancy. Not planning to take it with me.

My fist advice for anyone is to never sell your minerals, but have come to recognize that certain circumstances may make it necessary or desirable.
If you will accept my invitation to become A Friend on The Forum and send me the legal description of your 40 acres, I will send it to a couple of friends of mine and see what they would be willing to pay for it. That would give you a place to start.
I CAN tell you that if anyone will offer you anything for your minerals, it will be half or less than what they would have offered you a year ago.
