How do you know if a lease offer is reputable

Received our first offer to lease family mineral rights in south Borden County, bordering Howard County. First for us - Grandma’s last lease was in 2000.

  1. How do you vet the entity offering the lease?
  2. The offer was low
  3. and there really wasn’t any legalize to speak of (which always makes me nervous).

So other than negotiating a better price, how do we know if we even want to do business with them?

Caveat: our NE/4 has had no activity (on Texas Drilling) and the SW/4 has a few dry holes and plugged wells. I know beggars can’t be choosy, but want to make smart decisions.

Evtigg12 you might get some replies if you will post the Section, Block and/or Abstract # of the minerals in question…and who is making the offer?..how much was the offer for? Your question is very full of holes

If you have a Block, Section - will you have an Abstract # also?

yes, each section will have an abstract number, also. Looking at the RRC GIS map, it is usually in blue at the lower left of the section.
