How can we find the appraised value of a mineral deed in Pecos County?

Hi, I'm a new member. My brothers and I, who live in Va, have inherited a mineral deed in Pecos County, Texas, and we'd like to sell it rather than get involved in a lease, of which one was recently sent to each one of us from a landman who says he represents XTO Energy. Of course, XTO will not return our calls to verify if this guy indeed represents them. It's for only 1 acre in Section 15, Block 112, and the land is owned by TC RR Co.

Is there a way to find out what we should sell this deed for? Since there are 4 of us, we don't want to spend more money then we might receive. Thanks for your help and advice!
