How are mineral rights reserved in Colorado

We own 50% of the mineral rights on our 40 acres in Bennett, CO. We have our property up for sale and are wondering how we make sure to maintain the mineral rights.

We have heard that we must file with the county and/or the Title Co. to reserve them, or claim them on the paperwork included with the sale, or if they aren't asked for by the buyer, nothing.

Any clarification of this for property in Colorado would be greatly appreciated.

All you need to do is reserve them in the deed you use to convey the surface to the buyer.

"grantor herein reserves ALL oil gas and other minerals owned by grantor at the time of this conveyance"

or something to that extent
