Hire a lawyer or just forget it

To make a long sotry short, by grandfather bought 10 acres in Roger Mills county decades ago to make his grandchildren “wealthy.” Needless to say, this is a headache and not a windfall! My mom passed four years ago and the land had been passed down to her over the deades. My mom died without the need for a bill but for this land. My question is: do I hire a lawyer to probate this land, a landman or do I just ignore it? I have had several offers to buy the land over the past couple of years, and I did not proceed given the fact that the land is not in my name.

For those of you who understand this topic, can you please share your thoughts? I live about eight hours away and have never visited the land. I am totally out of my league and will trust those of you who who do! Thank you for any advise you wish to share!!!

Depending upon where the land is in Roger Mills, there is a new horizontal play developing in the Cherokee shale, so you do need to find out what is going on. If you share the section, township and range, we can identify nearby activity. Getting a clean title is important for sales or receiving new royalties.

Who is paying the property taxes on the land? Ten acres of land and minerals would almost surely be worth as much as it would cost to probate the will or, depending on OK law, get it in your name using some other method. If it were to be included in a horizontal well or wells, it could be worth more much more than you might be thinking.

How many siblings did your mom have that grandfather passed down the land to? How many siblings do you have? 10 acres can be cut up pretty quickly after 2 generations, all depends on how many heirs there are involved
