And is there any activity in that area?

The major activity involving horizontal drilling is currently 7 to 10 miles away but ranges from north to east of your land. There has been enough production near you that the area geology is not in question. If you could put off leasing for 9-12 months the offers you receive then may be significantly better than what you get today. I you control the entire 100 acres and need some income soon, there are ways to do that without compromising your future upside. If the horizontal well plays move towards you rapidly and you have leased for a small bonus now, the next lease you sign could be the last opportunity for decades. Best make it a good one for you.
