Held by 1890 lease confused with lease offer

Currently in a 1890's silent lease that limits drilling size to 400 acres, we have been approached by lease holder and was told that they are not comfortable with lease and would like us to sign lease with them, no mention of a release, or amendment, just a paid up lease with all the bells and whistles that the gas company gives out, in their favor of course. The old lease is separated in that one outfit has 4000 ft and up and the other one (the one with the lease offer) has 4000 ft and down. Our acres separate the other acres. I currently get free gas as part of lease and 1/8 on oil and a yrly 80.00 $ check same amount every year, I was just given that part of the interest from a family member who at one time had this property and interests. seems to me that I may be holding them from future production. The said well is not on my property its adjacent to me, I have tried to contact the shallow owner and as of yet have heard nothing, Not sure what to make of this and Im sure the ones making the lease offer aren't going to tell me anything other than hey sign here. I live in Greene County Pa. in the hot gas area, not the super hot and not the dry just the hot as I 've been told and seen on may maps. Any Ideas will be greatly appreciated. and Thanks for any and all help.

Duke Your going to hear this many times but here is my input… Find a good oil and gas atty for help… If they are not comfy ith the old lease then you prob have some wiggle room in there somewhere… I’d find some local help from a good atty who knows area…
