Heirs to mineral rights

Please excuse me if I sound like an idiot as this is all new to me….didn’t even know there was such a thing as mineral rights.

A few months ago I was contacted by a gentleman from tronador minerals who told me that my father owned some mineral rights in Leon County Texas and being that he passed away in 2013 my Mother (his wife) myself and my three half sisters from his previous marriage were heirs to his portion of the mineral rights. He made us an offer of 10,000 which I rejected and then another of 25,000 then we received an offer of 52,000 from someone else and then 115,000 which was withdrawn for unknown reasons.

The deed is not in our name & I have no idea where to even begin with that. I have no clue what it’s worth & what is a fair offer. I’m not sure of the best way to sell them or what steps need to be taken to even sell them but here is what we have if anyone can give me any info on what’s being drilled in that area or any of the mentioned topics above I’d be so very grateful!

86.00 acres of land, more or less, out of the C.M. Jones Survey, A-448, Leon County, Texas, being more particularly described in that certain Deed dated January 31, 1964 by and between Clara Dean Smyth, et al., as Grantors and The Veterans’ Land Board of the State of Texas, as Grantee, recorded in Vol. 311, Page 383, Deed Records, Leon County, Texas. he above described Interests, together with all and singular the rights and appurtenances thereto and anywise belonging unto Grantee, its successors and assigns forever; and Grantor does hereby warrant title to the Interests described above (which for purposes of this warranty of title shall be at least 1/7 plus 1/12 x 2/7 of the 3/8 royalty interest in and to the Lands which was reserved in that certain Deed dated January 31, 1964 by and between Clara Dean Smyth, et al., as Grantors and The Veterans’ Land Board of the State of Texas, as Grantee, recorded in Vol. 311, Page 383, Deed Records, Leon County, Texas

Stacyerin, the area you described has a lot of activity going on. I definitely agree with Todd that you need to consult an attorney. If possible you and any other family members who own part of this mineral interest need to agree on working together and not make any sort of commitments until the title questions are resolved and you have a clear understanding of what you own. Below is a map that will give you a starting point on learning what’s happening there.

The Railroad Commission (RRC) is the regulator of oil & gas in Texas. Below is RRC’s current map of that part of Leon County with the C.M. Jones Survey, A-448 higlighted in blue. The horizontal well that’s shown crossing the Jones Survey and extending on south through two other surveys is called the WA Harrison Pooled Unit. Comstock Oil is the operator. The drilling permit for the well was approved last September so it’s possible it’s already been drilled but RRC’s records aren’t showning anything on that yet.

That map shows a well about a mile north of the Jones Survey, that Comstock completed last year called the J.G. Dinkins. It’s the line with the red circle at the end that has spikes extending from it that is marked #32180. That well was only completed a few months ago but has already produced a large amount of natural gas.

Also below are the plat Comstock filed with RRC showing the boundaries of their Harrison Unit (that includes most of the C.M. Jones Survey), and the plat of the full WA Harrison Pooled Unit that includes the Harrison Unit plus two other units covering parts of the Kennard and Reid surveys that join the south side of the Jones Survey.

You’ll need to confirm it with Comstock Oil, but it looks like the 86 acres you described may be the tracts marked #7 & 8 on the Harrison Unit plat. The “ULM” designation shown on those two tracts indicates they include unleased acreage.

This is one of the best area’s in Leon County near Marquez! These wells are producing about 38 to 40 million cu. ft. of gas a day. DONT SELL!
