Greetings Washita Co

We just received an interest in leasing our interests at section 8-11N-14W Washita County Oklahoma. Contact was from landman with vague standard lease terms. Does anyone have any knowledge about this area? Thanks in advance. William Donnell

There are a smattering of mostly gas wells in that township. No drilling in 8 so far. Ask the landman who will be the operator, what kind of well will they be drilling-vertical or horizontal. Ask for a draft lease and a listing of what bonus they are offering at each royalty pair. There has not been any leasing in that township in many years. There is leasing in 12N-14W just to the north in Custer, so something might be heading your way.

If you have not leased before, it would be wise to get a good oil and gas attorney to review any draft leases as they are rarely in the mineral owner’s favor.

Just received an offer in this area, Section 32. Says they have 70% signed already. Will look over the lease carefully.

There are many section 32s in Washita. You need to add the township and range for relevance.

If you have not leased before or recently, it would be wise to get a good oil and gas attorney to review your draft lease. They are rarely in the mineral owner’s favor and need significant edits.

Hi Martha, I received an offer to lease in Washita County, Ok 35-25N-18W. It is a low ball offer and only 1/8 interest. It has an automatic 3 year renewal for the same money.Any idea what this is about? It’s a Norman, Ok company.

Check your township and range. The one given does not match Washita. It only goes to 11N. 25N is up in Woods.
In general, I do not accept an option. It ties up the acreage too long. Let’s figure out where you actually are and then I can comment on activity.

McEnco has filed two leases there for 1/8th. Others nearby have a smattering of 1/8th to 1/5th. I would ask for 3/16ths and see how much they push back. I would not go for an option. Would also suggest that you get a good oil & gas attorney to review the draft lease. They are rarely in your favor.
