Where to start? I've seen this before. I didn't see it in my refresher reveiw that I just did but I think when they say that their interest is aligned with yours that they intend to have a piece of your lease, which they probably expect to amount to more than if you hired someone outright to negotiate for you. That may be neither here nor there. All of these peoples fee could come out of a better negotiated lease and you would be ahead, or then again it might not. I especially like that vid from the mayor of Dish Texas, where they changed the name of their town for free Dish TV, I don't know. I have seen that Dish has had problems with leaking or vented gas and if they are saying that they should have paid more attention during negotiations and or gotten more help, I would agree otherwise, I'm not impressed with their business prowess. I would like to hear from someone with 2 to 5 acres that signed on with Citizen Shale Advisors, I don't think there would be any. I don't believe they would go to the effort because their part of the deal would be too small. If I had a half section and needed help I would try to hire the likes of Buddy Cotten or other vastly experienced mineral manager, who could provide not only everything I needed under one roof, but in one man.
You have to be careful when someone is selling alot of value added in their pitch, there is no way of telling how much of the value added you are actually getting for what it's costing you. Will they actually bother with geology for example, if you are in a proven good area? I doubt you get a discount in that eventuality. Something to think about.
What's the catch?
They probably don't want you if you don't have a "substantial" amount of acres, and even then it may be more expensive than hiring a mineral manager who works fee for service instead of wanting a piece of your lease. Like a lawyer working on contingency.

you know it doesn't cost anything to visit the website and they don't force you into anything... of course I get that you have probably been lied to at every turn so have I which in turn has made me want to know more so I don't get taken... I do know that there are people just waiting to pounce on and take advantage of what little knowledge we have... I have learned so much since I first learned the I inherited my rights. basically when I spoke to bill he didn't ask me anything about location, amount or anything he really just wanted to show me to expect more than being offered... thank you for your opinion though

CSA wouldn't want a piece of your lease, to receive their payment over decades, if they were interested in making less than fee for service and payment right now. Who would take less total money over a period of a couple of decades than they could get right now on a fee for service basis? It's simple logic.
Probably no harm done turning the negotiation of your lease over to them if you are the kind to sign the first one you see for a small number of net acres, but CSA probably isn't looking for people like that, CSA is a business after all and intends to make a profit which isn't likely to happen on 2 to 5 net acres. CSA is going to be looking for those with 100 net acres or more and with that kind of bonus on the table, you can probably find someone who will work fee for service so your grandkids aren't paying their grandkids. Just sayin.
