My Mother is in possession of an original notarized "Grant Deed and Conveyence of Oil and Mineral Rights" document naming her Mother as being vested of record for property in Hamilton County Kansas. She has no idea how to proceed to determine if this is something of value. Any advice would be greatly appreciated.
I have some non-producing minerals (no surface rights) in Hamilton County and I have to pay annual property taxes. Has she been paying taxes?
You could check with the county courthouse to see if the deed was filed there. Some counties/states have that information online.
If she hasn't been paying her taxes annually there is a good chance the minerals have been sold at Sheriff's sale. You should be able to call the Reg. of Deeds or Tax appraiser for more information. As far as price, depends on where in the county they are located. Minerals are only worth something if someone is willing to lease and produce them.
