Grady County, Section 12 Lease Offer

Just received a lease offer from Stamps Brothers for Grady County Section 12 citing $800 per net mineral acre bonus and 3/16 royalty.

We have been receiving offers for other sections but the interest in Section 12 is new to us. Have not seen any discussions regarding this section in the forum. Anyone else getting offers on Section 12?
