I own 2.25 acres (Mineral Rights Only) in Payne county, and today somebody offered to pay me $2,200 per mineral acre! How high is a fair deal? Or is this a fair deal?
I know that some areas of Payne County are getting $3900 per acre.
They offered $3,900 for some of my minerals in Payne. How high is impossible for me to calculate right now. OCC is telling us to base the value on completion and production reports, but the well was just drilled and there are no completion and production reports. All the wells need to be drilled and at least 5 years of production observed in that area before I can value the minerals.
