I have been offered a lease for mineral rights from gas/oil company. Per acre rate being offered is much less than I have seen in neighboring states. Plus I have a question regarding adjoining land owners leases and how they might effect my offer. Land owners on both sides of my property have leased to same company and I am wondering how this effects the gas/oil on my property if they decide to drill on both sides.
