Gas line "easement lease" for a five or ten year period

I have been reading interesting discussions about individuals that have negotiated leases for 5 and 10 year terms for their gas line easements. These large gas companies probably frown on this type of offer from the land owner because they looking to secure the "permanent" 1 time lease. I would like to secure the "term lease" for our property in Oklahoma but I am not sure how many others have had success doing this. If any one could elaborate on this it would be much appreciated. Thank you.

It depends on the land situation, whether they can go around you or if they eminent domain. I have negotiated a ROW for 1 well only, much less one line. If they want to hook up another well, another payment. It is all fact specific.
