Richard, you might want to get other opinions on those deducts. All that comes out of my CLR check is taxes but I heard NF separates NGLs on site so that could be the difference. Linda probably knows.

Richard, I don’t believe it is a matter of being legal it is more what your lease allows for. A standard lease allows for all manner of production and processing expenses and transportation costs but these can many times be excluded by different wording in the lease or an exhibit to the lease. I think what you are saying is those are all of the deductions that could be made but hopefully they are not deducting for all of those items.

Rick, no, we didn’t make an election because we didn’t know anything about it at the time. We only recently found out about our father’s minerals that he inherited and no one seems to have had his correct address. So now I’m dealing with correcting all that & getting the minerals into our names [me & my siblings]. My brother told me that the landman who called him said they want to go into old Continental wells to a depth of 20,000 ft. So if it’s about the Woodford we can go ahead with the lease-no conflicts with Triad?

Thank you for the advice about what to ask for! I read everything that’s said here and have somewhat of an idea of what a ā€œgoodā€ lease should say. A depth clause, a ā€œno costā€ clause [this has it], no extensions-anything else?

I’m not sure why you were force pooled at 1/8 unless you did not make an election. It sounds like they are trying to lease you to explore another formation. The current well is in the springer at 9750’. I’d guess they are going to the Woodford which should be around 12,000’.

I’d ask for $1300 and 1/5 RI and make sure you get a good lease. Section 9 pooled for 1300 1/5 in 5/2012. Section 7 pooled for 1000 1/5 in 5/2013.

And the should have already paid you on the force pool unless you have some title issues. (which may have explained why you did not make an election)

I can’t find any record of Apache applying for a drilling permit. Wouldn’t that show what their intentions are?

I’m finally seeing that lease offer I mentioned on Aug. 9, in Sec.08-2N-3W.

It’s from Striker Land Services for Apache Corp. The offer is for $1,000 per NMA signing bonus, and 3/16 for 3 years.

But, we’ve already been force pooled with Triad here-how does this work?

There are a bunch of things I don’t understand in this lease [this is the first actual lease offer I’ve seen!] but 1 thing strikes me right away; there’s a clause that talks about a ā€œtop leaseā€-if we get another offer during the term of the lease they have a right to meet the offer. So is that what this lease offer is? A top lease that we need to notify Triad about? Having been force pooled we’ll only get 1/8 & $300 bonus from them so this is better. I was just getting ready to mail the Affidavit of Death & Heirship they sent to get the minerals out of our father’s name so we haven’t gotten anything from them yet [pooling was last May so I guess they do owe us]. Or maybe they’re drilling to a different formation than Triad? This doesn’t say, just says ā€œno unit for…oil shall embrace more than 40 acres or for the production of gas…more than 640 acresā€¦ā€ I am at a loss here-obviously :slight_smile: Any help will be much appreciated, guys.

Pamela…I believe at 20,000 feet in that area you would be talking about the Woodford although seems like they have been making the turn for the horizonal at 15,000 ft. in the NE part of Stephens Co. and other parts of the SCOOP. Shale the next level down would be the Hunton I believe.

Need some advice…

Information about any reasonable attorneys in or around the area to take care of a will that is needing to be probated from some time back.

The Pooling Order for Triad in 08-2N-3W [# 597336] is on the 640 acre drilling & spacing unit created by order # 578700, for the Hoxbar, Deese Sand, Upper Dornick Hills, Morrow Sand, & Springer Sand common sources of supply. In order for us to sign an additional lease, with Apache, within this surface area don’t I have to be clear on the point that they are going for a different formation?

The pooling order does not have you under a lease. Did you sign another lease?

Does it have a depth clause? I don’t see one filed under your name.
