Ron, I would like to know more about the NE Purdy Hart Sand Unit. My interests are just south of Pam’s in Section 28, Township 4N, Range 4W. Is all of the section in the unit? What does the A1, 2, 3 etc mean? What is the rationale behind unitization? How is production split between wells in a Unit? This was formed in 1959 right? In the '90s Anadarko drilled into the Woodford in Section 28 and Sheridan now owns those wells. Did your tracts get drilled?
As an aside. We have one well that is part of the Springer Unit in this section. Was this unit waterflooded (a powerline that crosses our property is called the Corn to Lindsay waterflood line). This field may have had enhanced oil recovery via CO2 injection also. There is a CO2 pipeline from Enid to Lindsay. Thanks.
Laura, it depends on the nature of the discrepancy. If there were originally 7 heirs who inherited from your grandmother and now one has passed away, then something like an Affidavit of Heirship needs to be entered into the county records.
Pam, The Unit is called the Northeast Purdy Hart Sand Unit. Garvin County, Oklahoma. It is made up of all or part of about 45 sections. It is numbered by 40-acre tracts. The numbers for 21-4N-4W are A1,2,3,4 - B1,2,3,4 - C1,2,3,4 - D2,3,4. Merit’s number is 972-701-8377.
Laura, do you think an LLC is better than a Trust? My siblings & I have been looking into this trying to decide how best to preserve for our grandchildren, etc.

It’s a Convey (?), my father “granting” it [“rights, titles and privileges”] for a primary term of 1 year to Cianna Resources, Inc. Says that if there’s no production in that time it reverts back to him but if there is, it continues. Also says it was under oil & gas lease at the time of signing. Confusing to me—does it sound like a lease to you? The few leases I’ve seen state a royalty % and this doesn’t, nor does it state the NMI.
I’ve just done some more reading on this website and maybe this doc is called a “royalty deed”?
Pam All of Section 21-4N-4W except the NE/4 of the NE/4 is held by production in the NE Purdy Unit and it is getting 1/8 royalty. We have tracts in the unit. It has been there forever.

Originally Grandma split her minerals 7 ways (split equally with her 6 children & she kept 1/7th for herself), but when she died, her portion was given equally to her 6 children. My Mom was one of her children. My brothers & I formed an LLC for her minerals to keep them intact.
