We have 1/5th of 3/8ths interest in 830 acres in the Public School Lands, Gaines county. Just this week, we have been offered $3,000 for the right to explore, drill, and produce. Term is 3 years with 2 year optional renewal. They are also offering a 20% share of any production. On the Railroad Comission interactive maps, no producing wells on the Public School Lands but plenty to the right of the PS Lands and, from driving through there, also lots of wells to the left into New Mexico. We are wondering if these are reasonable terms. We have had these rights for many years and there have been no other offers or contacts. Thank you, folks, for any help. Henry from San Angelo.
Henry Eckert said: thank you for getting back to me. Would certainly like his name. The mineral rights are "3/8ths interest in the oil, gas and other minerals in and under Section Twenty and the South 1/4th of Section Twenty-One-A, both of Block AX of the Public School Land in the County of Gaines, Texas, containing 829.9 acres more or less." I think I found the relevant abstracts and those are #1080 (sec. 20) and #1079 (sec. 21-A). The 3/8ths were split by 5 heirs. Thank you again, AJ. Henry.

1/5 of 3/8ths of 830 acres is 62.25 acres, correct? $3000 for 62 acres comes out to $48.19/acre. I think you should get $200 or more per acre, but I'm no Jet Rink. I know an honest oil and gas attorney in Big Spring. PM me if you want his name. My suggestion is that you be vary wary of signing a "Producer's/Standard 88" lease written by and for oil companies. Do you mind sharing the description of your minerals? I own 80 acres of minerals in PSL Abstract 1972 about seven miles south of Seminole.
Henry, I sent you a personal message. Look in the inbox near the top right corner of the page. Thank you for sharing the section and abstract info. Will try to locate on map in next day or two.
AJ is correct. Too low by far.
sorry, still trying to figure out how to use this web site. I just found out a short while ago that the lease was only for a small piece of what we have and is actually $300 per net mineral acre. Have not even had the change to let AJ know. Thank you so much for taking your time to let me know. I am going to email AJ right now. Now we need to see if we can get someone interested in leasing about 100 net mineral acres in Block AX, PSL, Gaines that will be left to lease out. Henry from San Angelo.
