Another unrelated item. Acaval came in first to SE Fayette County. Even though they no longer own those leases the point is that many of those leases were signed in April of ‘23 even though they weren’t filed until August.
I guess we’ll find out soon enough what the plans are for ‘NE of the pecan pad’.
That is wild they waited that long to file the leases or memorandums. That is a landman’s nightmare for running title/lease checks for open acreage! Also, they ought to be careful they don’t void the lease by waiting so long to file them of record. My source NE of Pecan has not had much of an update on discussions for EOG to potentially expand their position, so time will tell I suppose.
I agree with you to the extent that I just QR’d myself. The random lease that I looked at was signed and notarized 052623 and was time stamped by the County Clerk 081823.
I’ll admit that this was only one randomly chosen lease so maybe all the rest are different but it’s unlikely.
I picked one of my leases at random and it was signed in March 2024, but not recorded until August 2024 and it was with EOG. However, with the lawyer I used on that one, after I sign they have to get in touch with EOG and let them know it has been executed…then they send a rep to the lawyer office with the check to p/u the original lease copy…this in itself seems to take at least a month. However, I know for a fact they hold these for a while before recording as a strategy of some sort…but other ones like the sale of FM340/Cr190 gets recorded SAME day as signing….so they could get started on the gas facility.
Please let us know, whom ever mentioned it, how this might affect the lease if this is recorded too late…and what is considered too late ? thanks
FYI- they are moving the rig from the Madox+3 pad to the Kenobi+3 pad in the Valentine survey today…..
EOG will be starting a new pad soon…..
Got the rare opportunity to meet and speak with top oil execs today on site. Asked some questions, and overheard a few things….I even threw my 2 cents in…imagine that…At this point I cannot post anything discussed…but will eventually…all I can say is that some people are going to be very happy, and some people are not…but things can always change….

Looking at the maps it wouldn’t surprise me if Parr and Monster aren’t very good. But then again the Eagle Ford was all they were looking at.

At first I thought you may have posted in the wrong thread but then I remembered something that I saw late last year. I never mentioned it because I didn’t understand The Fine Print. But here goes.
On 101325 a Mineral & Royalty Conveyance was filed in Fayette County. On the surface it said that KEW conveyed all of their interest in leases in Reeves, Ward, Winkler & Fayette counties 50% to T D Minerals LLC and 50% to HED Enterprises LP.
Then follows The Fine Print that I don’t understand but the gist of it looks on the surface that KEW MAY HAVE flipped their leases.
And to address your post it appears those counties you inquired about are mentioned.
TD Minerals and HED Enterprises are both operated out of Dallas and both acquire mineral & royalty interest. If they acquired the leases, I wonder if they would pay the options on them ? Both hold quite a bit of active “paying” royalty interest.
I just pulled both the KEW to TD/HED conveyance and then the Exhibit A document from John S. Tittl to KEW. The conveyance does not impact the acreage being discussed in this forum/thread.
KEW sold their overriding royalty interest in a handful of wells across several counties. Here are the ones in Fayette County.
And here are the leases in Fayette whereby KEW has an ORRI.

I think I can release information i heard from Landmen on Christmas day…this is not rumor but came from “horses mouth” . A bit of time before Christmas they were told to stop giving offers north of Fm 532 and East of FM 957, and Fayette county(Schulenburg Area)…and that any existing offers should be what I would put as “stalled”…or to wait for further clarification…basically drag it out for a while if they get inquiries… Then right before Christmas they were told to “rescind” some of the offers, depending on location (which I am not privy to) but wait until after Christmas to contact the lawyers or owners….I guess not to ruin their Christmas ?? I have no idea how many people this affected …but probably not many….

Confirms that the subsurface geology and O&G potential is variable and that there are sweet spots as well as uneconomic areas that need to be avoided.

If what iam hearing south east of Schulenburg is suppose to be a good spot why not go from pecan pad in that direction. Got a friend in that direction is lease to EOG.
