I wonder if it’s for both wells or just one?

I just heard that they’ll flow it up tubing instead of casing. The wireline unit will lubricate in a packer under pressure so they don’t have to kill the well.

When asked if this is a positive or negative development I was told that it’s ambivalent. They could just want to avoid any potential damage to the casing (corrosion, erosion, etc).

I wouldn’t think that this is a corrosion prevention issue as to the 5.5ā€ casing. The same corrosion will take place with the tubing.

In my definitely, definitely an issue of trying to increase downhole annular velocity to unload the wellbore and avoid having to set some sort of artificial lift.

Hello. It’s been a few years since I participated in The Mineral Rights forum. I’m excited there’s so much activity here again. I remember you Washington from years ago. I tried to read as much as I could today here. I’m interested to know if EOG has any plans to lease and hopefully drill anymore land around fm 957 and CR 205/206 area between Breslau and Hallettsville. Can anyone share any insight here please? Hope there’s some good news. Thank you in advance.

The Alfaro unit that is being drilled from a pad by CR 195 & Cr 194 includes the intersection of FM 957 and Cr 206…but only goes about 1-3 tracts east of FM 957. The drilling should start in about 14 days. EOG/Redhawk stays west of FM 957 after it passes CR 206 and heads south.

If you were in this unit you would have been leased already, but EOG/Redhawk does not inform you that you are in a unit until after production begins and you get division orders…unless of course you have land that is either the pad site or they need a right of way for a road or pipeline.

CR 205 is actually way east of where EOG/Redhawk leased, I think MB Energy did a vertical there in the last 12 months…there are a lot of active wells running up and down CR 199 that are holding quite a bit of that land in production…but EOG is still well over a mile west of that location.

There is always hope….I never would have thought that someone would be drilling in the Upper Eagleford above and below the Breslau area. EOG has a very tight play level for this area…and it has already been noticed that as they go towards the northeast the EF is really thinning out. There are some companies that are looking to do some verticals in your area, however the economics are really not good right now….oil needs to be in the 70’s for most of these drillers since there is a high possibility of hitting dry wells.

My suggestion to you would be to ā€œholdā€ your surface to 11,500 foot level for a vertical driller. You can lease below 11,500 the Austin Chalk and EF drillers like EOG….and of course if you have a vertical driller offer you a lease only give them surface to 11,500…saving the lower level for the EF driller. The amount of land to drill new vertical wells in our area has shrunk by over 40,000 acres recently due to the EOG leases….and since they are drilling (most of them), this land will not available anymore.

Good day all. I have lease with EOG directly on land where Alfaro (and Kenobi, Bruhn, Rawlins) is located. I am new to this, inherited from the family. Cousins live on land and partial mineral owners as well. We speak periodically and told by cousin a few weeks ago they planned to start drilling this month and there has been activity there for months. Updates are appreciated, I live 100 miles away but plan to visit in a few weeks. Anyone know how big EOGs pools are? I know I will get division orders at some point but I am very curious. I am so gad family finally signed a lease after so much interest periodically over the last decade but all the offers just weren’t right up until EOGs offer. And yes we have had so many offers to buy rights the last year…. uh heck no.

You do not want to sell your mineral rights…..the units are around 1280 acres each. Did you received an offer about 2 years ago or so for $250/acre from a company/landman who were interested in drilling a vertical well ? I have several tracts of land in this area as well, in fact the pad for these 4 units is in my late cousins backyard, Wilbur Loewe. (on his neighbors tract)

These wells should come out pretty good, as well as the ones towards the north, on the Lavaca river…based on seismic test those should come out extremely well…knock on wood…

Thanks ML for the suggestions and info. We have already had a lease on part of our land with Mascot for years for shallow drilling but our checks we get from them are only enough to put gas in our vehicles a couple of times a year. Lol. 2 of the wells were duds and 1 is still producing enough to fill up a bucket. lol. I wish they would just shut off the well and release that land back to us to lease to someone else. As long as a driller comes in and wants to drill deeper on that part of land we can lease it right? I’m a woman and so much of this oil/gas is confusing to me but I have learned a lot from following you guys here on Mineral Rights Forum and it is so interesting to me. :blush:

MR_ML, not sure if you can also shed light on this question but my family has land off FM1295 and CR 250, part is leased by Redhawk, by chance any info on the possibility of any pooled units in this area? Appreciate all the information provided by everyone on this forum, very helpful. Thanks

I don’t remember any interest in drilling vertical, just leases and offers to buy. Many were low balled but the most recent offers increased significantly of course because of the planned drilling. I know years ago there was a vertical well there for some time. We waited a long time to lease and may have done it at the right time. But no, I am not selling. Thanks for take on possibe size of unit. A school board meeting mid-year last year worries me that two of the units, Kenobi and Alfaro are mentioned to pool on a state lease.

Production usually only holds the depth of the lowest paying depth of the well and then usually plus 100 feet….but you would need to look at your lease document…there might be exceptions…

For FM 1295 and FM 250, that exact corner is leased by Baytex now owned by Stoneridge Energy….which are tracts Kubenka/Perez, Hajek and David. As you go east on CR 250 a tract or two Redhawk holds the leases all the way past FM 957 to the east. I have seen maps recently indicating Redhawk would be putting units in this area…same 4 unit 1 pad operation, however EOG is considering purchasing some of the non drilled leases Stoneridge just acquired…which would change the maps/plan in this area considerably. You might see activity end of 2026…but it will be most likely in 2027. Depends on how much acreage Redhawk/EOG decides to ā€œdiscardā€ in the present NE direction they are currently drilling in.

The state of Texas holds 10.36 acres in the Alfaro unit and 7.87 acres in the Kenobi unit, which is the land the Lavaca River is on. They are mineral holders in these units just like any landowner.

As Flat Land Oil & Gas LLC continues leasing around Flatonia I started looking into them and basically came up empty except that the company was registered with the Secretary of State to do business in Texas in April of last year. Does anyone have any information about them?
