Fair Price Per Acre to Lease Minerals

What is a fair price for leasing mineral rights per acre in Henderson County? My current Lease expires in October and just wanted to check.

It depends on which part of Henderson County your minerals are located. What is your Abstract, Section and Block #? Some of the members of the Henderson County Group that have minerals in the same area as yours can possibly help you with the going rate per acre and royalty percentage. Henderson County was getting fairly active until the bottom fell out of the oil market, especially in the southern part of the County near the Anderson County line.

The mineral rights are in the Tool area...actually under Cedar Creek Lake.

Mineral value here will be dictated by what deep (Smackover) seismic mapping shows - if in structural closure, there is some good value associated with the minerals.

If not in prospective deep closure, essentially no value.

Also have to add in the ability to access these minerals with the drill bit - if this is a problem, mineral value obviously drops.

You're minerals are in a good area for a Smackover well to be drilled. This link(Completion Report) is to a well that was drilled by O'Ryan Oil and Gas in Dec. 2013 into the Smackover formation under(Tool area) Cedar Creek Lake. Good oil and gas well for sure.
