I have 4.625 mineral acres in Houston County, Texas, in the William Burke, John Ellison, and Mead surveys. I have been offered $700 per mineral acre by Lasso. Is this a fair offer?
I am currently getting offers around $4,200 per NMA in the John Edens Survey area of Houston County.
When you get offers, it is a good idea to get a feel for pending activity before responding. Buyers intend to make a profit off of their purchases. Sometimes they do, sometimes they don’t.
The Bob Yancy Well is probably less than a mile from you. Who is trying to purchase your mineral interest? I would say at this time they are “priceless” unless they want to lease at that price.
Man I sure wouldn’t sell. The income you could get in a lifetime would be more than they offer you. They know too, otherwise they wouldn’t be offering so much.
Latest offer is 6,800 per NMA depending on Lease royalty rate. Getting confirmation based on our rate.
I got some offers as high as $13,000 for my minerals in Freestone County. The highest was from a buyer in Louisiana. We decided to see it thru and now have 2 wells recently completed and just waiting on frac. If you can, be patient and keep them. I am anticipating many years of monthly payments each more than that amount.

At the moment, it looks like there are two dry holes in A-31. I do not see any new permits in your abstract. I see a permit in A-37 just to the west for the Bobby Yancey #1 by Expand. I see a spud date in 2024, but not a completion.
Someone in the area may be able to add more information.
Expand has a second Yancy horizontal well on the tract that is producing gas and liquids. The production has not been published at this time.

Expand has leased around 1,100 acres in the J Edens A-31 Survey. It’s a prime area for future development.
I think that a lot of these potential mineral buyers are lease brokers and landmen that have “inside information” that have a deal with maybe Blackstone to buy minerals and get an override and money.
