Fair lease value?

I own mineral rights, 360 acres in Southeast Laramie County, Wyoming. State land was just leased nearby - within 4 to 5 miles for $500/acre. The same company that purchased the state lease is offering to lease to us but I was told that typically state land leases for a higher price than individually owned acres. Is this true and how much of a price difference should I expect? Need to come up with an asking amount but have no idea what to ask. Anyone have any helpful insight?

You’re far north of the “action” in Laramie County. For the area you own in, I would guess people would be offering $50-$100 per acre. I would not expect much more since there’s nothing going on in the Township, and no production/permitting close by.
